Smoke-free Facilities
All Destination Leavenworth properties are smoke-free. No smoking is permitted. Please contact the Leavenworth Chamber of Commerce (509-548-5807) if you wish to find properties that permit smoking.
Minimum Stay
There is a 2-night minimum stay requirement for all reservations with the exception of a 3-night minimum stay that applies to the following holiday weekends: Martin Luther King Day, President's Day, Memorial Day, Independence Day, Labor Day, Thanksgiving Day, and from December 19th through January 3rd.
Children
Children are welcome. There is no charge for children under the age of 5.
Pets
Pets are welcome at several of the Destination Leavenworth properties. Pet-friendly properties are limited to a maximum of two pets per property. There is a $20 pet fee per night for all pet-friendly units. Owners are asked to bring their own bedding for their pets. Pets are not allowed on the furniture. Owners are required to clean up after their dogs outside. Pets may not be brought to a Unit that is listed: No Pets.
Guest Occupancy Registration and Agreement
The Guest/Cardholder making an advance lodging reservation and identified as the Occupant of Premises on the Guest Occupancy Agreement (Agreement) must be an adult 21 years old or older and must be an occupant of the Vacation Rental Unit (Unit) during the entire reservation period. An Agreement must be signed and returned to Destination Leavenworth within ten days of making your reservation, or prior to your arrival, if less than ten days.
Occupants
All additional occupants must be listed as registered guests on the Agreement. Maximum occupancy of each Unit is listed on website. Adherence to occupancy limits will be strictly enforced. Absolutely no partying is permitted at any time.
Change in Number of Guests or Stay
Registered Occupant must inform DL of any change in the number of guests before arrival. There will be no refund for deletion of guests after the arrival date. There will be no refund for any unused portion of your stay.
Advanced Lodging Pre-payments
A 50% prepayment is required on all reservations made more than thirty days in advance of your scheduled arrival, with the remaining balance due thirty days prior to arrival. Reservations made with less than thirty days remaining before arrival must be paid in full at the time of the reservation.
Cancellation/Rescheduling
Reservations for our properties are often made weeks and months in advance, which prevents these homes from being available for other potential guests to book. Cancellations made at the last minute therefore block revenue for the owner of that home for those dates.
Your reservation is an agreement to stay at a specific Unit on the date that you have selected. There are NO REFUNDS. With a thirty (30) day notice or more, guests may reschedule, or receive a credit voucher, if they must cancel.
Relocation
In the unlikely event that we have to make any changes to confirmed reservations, we will advise you at the earliest possible date and attempt to locate another unit for your stay. In the event we are unable to deliver the unit under this agreement because of fire, eminent domain, act of nature, delay in construction or any other reason, Guest/Cardholder hereby agrees that Management’s sole liability as a result of these conditions is a full refund of money previously tendered by Guest/Cardholder. Guest expressly acknowledges that in no event shall Management be held liable for consequential damages.
Weather Conditions
We cannot be responsible for winter weather conditions, so when you make your winter reservations, make sure that you have proper equipment (tires etc.) to drive in the snow and carry tire chains for driving over the passes. (Once a winter storm is over, our local roads are kept open and are in good condition for winter travel, and our driveways are plowed.) There are no refunds for road closures, however if both mountain passes (Stevens and Snoqualmie) are closed for more than eight hours on arrival day, guests may receive a credit voucher for that day.
Check-In
Check-in time is 3 p.m. (4 p.m. between December 20 and January 2). Early Check-In at 1 p.m. is contingent upon the Unit being cleaned and ready, and must be approved by DL in advance of arrival. No Check-In prior to 4 p.m. will be allowed during the weekend prior to Christmas through New Year's Day. Check-Ins earlier than 1 p.m. for the same day will be charged a half day's rate.
Check-Out
Occupants must Check-Out no later than 11 a.m. in order for us to prepare the Unit for the next guest. Occupant/Cardholder will be billed $1.00 per minute they remain in the Unit past 11 a.m.
Guests are required to do their own dishes, take all food from the refrigerator, bag all trash and place in trash receptacle, and lock all doors upon departure. If key is not needed to lock the Unit, please leave the key on the kitchen counter. If key is needed to lock the Unit, key must be returned to the place that you received the key: i.e., lock box, office, etc.
Housekeeping Services
Your Unit will be cleaned and inspected by a staff member prior to your stay. Clean linens (sheets and towels) are provided, as well as a supply of paper, soap products, and basic cleaning supplies. Please contact the DL office if anything has been inadvertently overlooked, and we will send a cleaner over to correct it.
Use of Unit/Security of Unit
Occupants agree to comply with the Owners and Management (DL) instruction listed in this agreement, posted on premises and listed in the Guest Directory. Units may not be used as a place for commerce. Occupants must adhere to a 10 p.m. quiet time at all Units. No partying or excessive noise is permitted.
Guest/Cardholder is asked to examine the Unit UPON ARRIVAL and to immediately report any and all damage(s) observed to Destination Leavenworth.
Guest is responsible for the security of the Unit and its contents, and any personal property of guests during the stay. When unit is unoccupied, doors must be locked and the outside light left on. Key codes, when used, are changed between guest stays for the security of the unit. Guest must leave the Unit in good condition.
Risks and Safety
- Hot Tub - Each hot tub is serviced by an independent, professional maintenance company according to County Health Code requirements. Guest must abide by the rules posted near the hot tub and agrees to hold harmless Owner and/or Management (DL) for any injury resulting from the use of the hot tub. Use of the hot tub is at occupant’s and guest(s)’ own risk.
- Fire Safety - No candles or open fires inside or outside the unit, except in approved wood stoves, fireplaces or outside fire pits (concrete liners). Fire officials may ban fires during the summer. When that occurs, no fires are permitted. Children must be supervised at all times.
Security and Damages
A $250 credit card authorization (by Cardholder) is agreed by Guest/Cardholder when signing the Guest Occupancy Agreement. Guests/Cardholders are responsible for any and all damage they may cause during their stay or for items that are missing. Liability is not limited to the above credit card authorization. If damage caused by the renter to the Unit exceeds the amount pre-authorized, renter agrees that they are responsible to pay the full cost of replacement or repair of the damaged items. (Credit cards will not be charged unless damage occurs.)
Unauthorized Use and Eviction
Guests are subject to immediate eviction and removal from the Unit and Property if:
- Smoking in the Unit;
- Pets are on the rental property/Unit without prior written approval;
- The number of occupants exceeds the number of contracted guests;
- Complaints of noise, loud music, foul language or otherwise disturbing the peace of the neighbors are reported.
- There are tents, campers or motor homes placed on the rental property without prior written approval.
The entire amount of rent will be forfeited if eviction occurs.
Special Charges
Occupant’s credit card will be charged if any of the following conditions occur:
- If smoking has occurred in the Unit, there will be a $200 cleaning fee.
- If pets have been brought into the Unit without prior written permission, there will be a $200 pet fee.
- If Unit requires extra cleaning due to filth or over-use of either the Unit or the hot tub, a $30 per hour charge (1 hour minimum) will occur for the extra cleaning.
- If individuals have stayed overnight in an RV, Camper or Motor Home at the Unit/Property without prior approval, there will be a $100 fee.
- If Occupant loses the key to the property, there will be a $150 key change charge.
- If Occupant incurs long-distance charges, cable, or satellite special services, there will be $10 service fee in addition to the cost of the calls made, or pay per view watched.
- If Occupant or Guest notifies DL of a lost or left behind item at the Unit, and DL staff finds that item, DL will mail that item to the Guest, after a $5 handling fee plus the cost of shipping the item has been paid. Destination Leavenworth does not accept responsibility for lost or stolen items.
Maintenance and Repair
Destination Leavenworth and its Property Owners strive to maintain each Unit in the finest condition. As such, it is the Guest’s (Occupant of Premise) responsibility to immediately notify Destination Leavenworth of any and all difficulties that they incur during their stay so that appropriate repairs/replacements can be scheduled and performed. Destination Leavenworth will make every effort to repair/replace any item that is not working, but does not guarantee that the appropriate repair and/or replacement will be performed in a timely manner, for circumstances beyond our control. Items which do not warrant any refund of rental moneys include the following:
- Hot tubs, saunas, electronic entertainment including TV’s, DVD’s and radios and other recreational devices that breakdown during the guest’s stay.
- Power Outages.
- Adverse road conditions or weather conditions.
- Construction taking place in area.
- A Unit or Property that is not decorated and/or otherwise accommodated to suit the Occupant/Guest’s taste.
Hold Harmless
All Occupants/Guests use the Property/Unit at their own risk. Occupants agree to release the Property Owner and Destination Leavenworth and to indemnify, defend and hold Owner and Management harmless from all liability, claims and causes of actions whatsoever and from all damages to Occupant’s family, licensees, guests, invitees, and/or other persons or property occupying or utilizing the Premises during the term hereof which occur or arise as a result of the Occupant’s use or occupancy of the Unit or Premises. Occupants further agree to indemnify Management for any damages claimed, alleged or caused to Occupants or third parties by Occupant’s use or occupancy or the use of Occupant’s family, licensees, invitees, guests and/or third parties. By endorsing this Guest Occupancy Agreement, Occupant of Premise (Cardholder), Guest(s) and/or Invitee(s) hereby forever hold harmless and indemnify Destination Leavenworth and its Property Owners from any liability/responsibility arising therefore.
Intent of Parties
The parties to this agreement intend that the premises are to be utilized for temporary vacation occupancy and this agreement shall not substitute or create a Landlord/Tenant relationship as described by the Revised Code of Washington 59.18.010 et.seq. and the parties hereby waive any such relationship should it be deemed to apply.
